Then: Vadodara (Baroda) is said to derive its name from the presence of "Vadpadraka", meaning banyan trees. The Gaekwads ruled the state of Vadodara till independence. Under them, the city developed rapidly in rail connectivity and overall progress. The late Maharaja Sayajirao III, who took the throne in 1875, did much to modernize Baroda, establishing compulsory primary education, a library system, a university, and model textile and tile factories, which helped to create Baroda's modern textile industry. Credit for modern Vadodara can certainly be given to the late monarch who made the city into an educational, industrial and commercial centre. No other city in Gujarat was as modern then as Vadodara.

Now: Vadodara, is the third most-populated town in the Indian state of Gujarat after Ahmedabad and Surat. It is one of the four towns in the state with a population of over one million. It is known as the Cultural Capital of Gujarat. The city is a tourist’s delight with palaces, museums, galleries, library, large parks, dam, lakes, temples, Unesco Heritage sites, etc. Large public and private sector undertakings, especially in the petrochemical sector, have established plants here and the city bustles with industrial and business activity. The world-renowned Maharaja Sayajirao University of Baroda (M. S. University) is located here. Its educational facilities in fine arts attract students internationally. The University also attracts students in performing arts, technology and medicine streams.

The city has major industries, especially in the petrochemical, pharmaceutical, plastic and engineering sectors. Raw material availability, product demand, mobilisation of human, financial and material resources by the government and private entrepreneurs – all these have contributed to Baroda becoming one of India’s foremost industrial centres. The industrialisation, proliferation of academic activities and strategically important geographical location has made the city a preferred destination for a wide variety of people from all over India and abroad. Vadodara is one of India’s most cosmopolitan cities.

Real estate: Large old-style movie theatres are giving way to newer multiplexes that have sprung up in the past few years. Industrialisation has brought in a large population to the city which requires accommodation. A leading industry association is working towards developing Baroda as 'Knowledge City'. The concept has been well received. Once the Rs. 2600 crore scheme is implemented, there will be large-scale development of the IT and ITES sectors which will generate demand for leased commercial space. Malls and multiplexes have come up and more are in the offing. Hypermarkets are also coming up in a big way. Further development is likely to take place after work begins on the Vadodara-Mumbai section of the Expressway.

A further spurt is likely to be seen as various infrastructure development, realty and housing companies have made proposals to invest Rs 3,400 crore. The funds would be used for new projects like development of housing societies, IT and technology parks and commercial centres. Non Resident Gujaratis (NRGs) are buying properties in their home towns and Vadodara is no exception. With no dearth of funds, NRGs prefer bungalows in posh areas. All this means very soon real estate Vadodara will be set to hop on to the IT bandwagon and there will be huge demand of Vadodara properties. Once the SEZ is in place, Vadodara real estate prices will go in one direction only - high up and ultimately result of this will be a boom in prices of real estate.
